Richmond
Keswick Creek and a suburb built in waves
Richmond, 3 km west of the city, began as farmland in the late 1830s and was laid out as the Village of Richmond in 1842. Homes followed from the late 19th century, through the interwar years, to the biggest growth after the war. Keswick Creek flows through the suburb, heavily altered over time to carry stormwater and limit flooding; floods in the district made the papers in 1897 and 1898. The 2021 Census counts 43.9% of homes rented.
Those waves left drains of different ages side by side: earthenware under the older and interwar houses, earthenware or early PVC under postwar homes, and shared lines under units. Adelaide's reactive clay moves them as it dries in summer and swells in winter, opening joints to roots. In the wet months, stormwater pits and downpipes get their hardest test. We clear sewer and stormwater lines, film them, and quote repairs.
- Before winter, clear leaves from gutters, downpipes and the stormwater pit; most of Adelaide's rain falls in those months, and a silted pit overflows fast.
- Landlords: send the owner or manager's approval contact and the tenant's number with the booking, so access and approval are sorted before we arrive.
- In an older Richmond house, tell us if the drain has been dug up or patched before; a repaired section changes where we look first.
