Kingswood
Old estates between Cross Road and Princes Road
Kingswood is an old Mitcham suburb pieced together from Kingswood Estate, Kingswood Park, Mitchamville and part of Old Mitcham, developed between 1877 and 1942 and named as one suburb in 1945. Eynesbury House dates from 1854, and an electric tram ran to the city from 1917. The 2021 Census counts 53.3% separate houses, 20.8% semi-detached homes and 25.7% flats, with a median age of 49 and 43.0% of homes owned outright, so many owners have been here a long time.
Homes from those decades often drain through earthenware pipe: hard-wearing, but brittle, and with far more joints than plastic. Adelaide's reactive clay shrinks in dry summers and swells in wet winters, which works those joints loose, and roots from mature gardens find the gaps. Units and semi-detached homes add shared lines to the picture. We work out which pipe is causing the trouble, then clear it, put a camera through it or quote its repair.
- In a Kingswood home from the estate era, keep fat, wipes and sanitary items out of the toilet and sink: an earthenware line with roots at the joints catches them fast.
- Find your outside overflow gully before you need it. On older villas and bungalows it is usually near the kitchen or laundry wall, and water rising there is your early warning.
- In a unit or semi-detached home, tell us when you book whether neighbours share the line and whether their fixtures are backing up too.
